Whether buying or selling a home, having a professional home inspection will give you peace of mind to assist you in a smooth transaction. A home inspection is meant to detail problems with a house and if they’re serious enough to prevent a sale. The three main points of an inspection are physical condition, items in need of repair or replacement, and remaining useful life of major systems. This isn't just about peeling paint which will be obvious to you, but about bigger items that can affect the livability of the property. A home inspection doesn't just provide you with a list of problems you want to negotiate with the seller to fix. It will also provide you with a detailed report that include maintenance tips and schedules you should follow as a new home owner.
If you can be present during the home inspection, we definitely recommend it. We will be there the entire time as well taking notes on your behalf. This way you can ask questions, and the inspector can point out areas of potential trouble and offer maintenance tips. We think it is very helpful to see and hear what the inspector has to say during the inspection if at all possible. Another tip, it is allot of information, it can seem overwhelming, you do not need to remember everything when your are there. There will be a detailed report that your will receive within 24-48 hours with descriptions and pictures on the whole inspection.
As far as time frame, you can expect an inspection to take 2-4 hours depending on the home size and the type of inspections needed. On average for a general inspection it cost between $350-$500. There are usually additional charges for septic, mold, well water, or radon. We do have a list of inspectors that we work with that we can recommend. When choosing an inspector you will want to look at their certification, reviews, experience, website, etc.
